How we compare
What’s excluded first: this isn’t a comparison of every plan either company sells, and it doesn’t include either vendor’s annual-billing discount. What it is: Landlord Studio’s Pro tier — the cheapest tier of theirs that can actually file MTD for Income Tax — priced at Landlord Studio’s own undiscounted monthly list rate, set against our flat annual fee, using the same basis as every page in this set so two vendors can be checked side by side.
Annual cost at 5 properties
We compare Landlord Studio’s Pro tier — its cheapest tier that can actually file MTD for Income Tax — at its undiscounted list price, against our flat annual fee.
At 5 properties, Landlord Studio costs £209 a year — against £40 a year with us, a saving of £169.
VAT status is not stated anywhere on the vendor's own pricing page.
Paying annually drops the base rate to £12.00/mo (£144/yr, from £180/yr at the monthly rate) and the per-extra-unit rate to £1.00/unit/mo (from £1.20) — a 20% discount throughout.
Landlord Studio’s Pro tier bundles the first three properties into its base rate, then adds a per-property charge for every property beyond that. A landlord with 5 properties is paying the base rate plus two lots of that per-property overage — the figure above is the base plus those two extra units, not the headline base rate on its own, which is the number you’d see quoted on Landlord Studio’s homepage without reading the fine print.
HMRC recognition
We’re upfront about where we stand before quoting Landlord Studio’s own line: we haven’t launched, so nothing about us carries an HMRC-recognition status yet, positive or otherwise. Landlord Studio’s own site puts it differently.
States on its own site that it is "HMRC-recognised and designed specifically for landlords", and separately, "HMRC-recognised software - approved for Making Tax Digital for Income Tax."
That’s their claim, made on pages we can’t cross-check against an official GOV.UK list, since GOV.UK took its static software directory down. We’re not disputing it — we simply can’t confirm it independently, and neither can you without asking Landlord Studio directly.
What happens as you add properties
Add a sixth property to a Landlord Studio Pro account and the bill moves immediately — there’s no threshold to cross first, because the overage applies from property four onward, every single time, not just at a boundary. Ten properties costs meaningfully more than five, and five costs more than three, in a straight line rather than in Hammock-style steps. That’s actually a more predictable shape for planning a per-property budget than a banded model, even though the total keeps climbing. Our own fee moves the opposite way entirely: whether this is your third rental or your thirtieth, the annual charge doesn’t move at all.
What each tool actually does
Landlord Studio’s own copy describes itself as software “designed specifically for landlords” — portfolio and tenancy management first, with MTD filing added as a capability inside the Pro tier rather than the product’s sole purpose. We’re built the other way round: MTD filing is the whole product, not a feature bolted onto portfolio-management software, so there’s no tenancy tracking, rent-roll dashboard or maintenance log to learn if all you need solved is the quarterly HMRC filing.
Where Landlord Studio is the better choice
Landlord Studio’s clearest edge is the same one covered above: a vendor-stated HMRC-recognition claim attached to software you can buy and start using today, while we’re still pre-launch. On top of that, if you actually want tenancy and portfolio management alongside the MTD filing — rent tracking, not just tax filing — Landlord Studio’s Pro tier gives you that in one subscription, which is a real, separate reason to pick them over a filing-only tool like ours.
Which one to choose
If portfolio and tenancy management matter to you as much as the MTD filing itself, and you don’t mind a bill that grows property by property, Landlord Studio is a live, working option today.
