How we compare

We’re comparing Hammock’s Basic tier — its cheapest tier that can actually file MTD for Income Tax — at the undiscounted monthly list price Hammock publishes on its own pricing page, against our own flat annual fee. That’s the same undiscounted-list-price basis on every comparison page here, so if you’re checking two vendors side by side the numbers line up. What this comparison does not do: apply either vendor’s annual-billing discount, and it does not attempt to price feature parity beyond what’s stated in the vendor’s own copy.

Annual cost at 5 properties

We compare Hammock’s Basic tier — its cheapest tier that can actually file MTD for Income Tax — at its undiscounted list price, against our flat annual fee.

At 5 properties, you’ve already stepped past Hammock’s Basic band — that tier tops out at 3 properties — and landed in Standard. The worked figure above reflects the tier a landlord with a fifth rental would actually be billed at, not the entry-level headline rate a smaller portfolio would see.

HMRC recognition

States on its own site that it is "the first landlord accounting platform recognised by HMRC for Making Tax Digital" (homepage body copy; a near-identical variant appears in the page's meta description).

We can’t independently verify that claim against a GOV.UK list, because GOV.UK withdrew its static software list in mid-2025 — so we’re reporting Hammock’s own wording, not confirming it ourselves. On our side, we haven’t launched yet, so we are not currently HMRC-recognised for anything. If a live HMRC-recognition badge matters to you today, that’s a real point in Hammock’s favour, and we’d rather say so plainly than dodge it.

What happens as you add properties

Hammock doesn’t charge per property — it charges per band. Basic covers 1 to 3 properties, Standard covers 4 to 10, Plus covers 11 to 20, and Beyond covers everything above that. That means your bill doesn’t creep up gradually as you add a sixth or a ninth rental — it stays flat within a band, then jumps the moment you cross a boundary, whether you added one property or nine. A landlord who buys their fourth property mid-year effectively pays for capacity they aren’t using yet, right up until they grow into the rest of that band. Our flat annual fee doesn’t do any of that: it’s the same fee whether this is your first rental or your fifteenth.

What each tool actually does

Hammock describes itself as a landlord accounting platform, not a narrow filing tool — its own copy positions MTD filing as one part of a wider bookkeeping product. We’re the opposite shape: a single-purpose MTD bridging tool that takes the records you already keep and turns them into the quarterly updates and year-end declaration HMRC needs, without asking you to move your whole bookkeeping workflow into a new platform. If you already want full landlord accounting software with MTD filing as part of that, Hammock’s shape fits. If you just want the filing solved without re-platforming everything else, ours does less on purpose.

Where Hammock is the better choice

Hammock’s biggest genuine edge is the one covered above: a live, vendor-stated HMRC-recognition claim, attached to a product that’s already shipped and billing customers today. If you want an accounting platform with MTD filing built in, in one purchase, and you’re fine with your bill stepping up in bands as your portfolio grows, Hammock is a reasonable, working choice right now — we’re not shipped yet, and we can’t say the same about our own recognition status until we are.

Which one to choose

Choose Hammock if you want landlord accounting software with MTD filing already live and HMRC-recognised, and you’re comfortable with a bill that steps up in bands as your portfolio grows. Choose us if you want a single flat annual fee that doesn’t change with property count and you’re comfortable joining a waitlist rather than buying software that’s live today — check back at launch if HMRC recognition is a hard requirement for you before then.
