How we compare

Here, for the first time in this comparison set, a vendor shares our own pricing shape:Coconut’s MTD filing tier is flat monthly, not tied to how many properties you own, the same as our flat annual fee. We’re comparing Coconut’s own undiscounted monthly list price — the rate before its annual-billing discount — against ours, on the same basis every page in this set uses: no discount applied on either side, and no attempt to match every feature line for line, just the two vendors’ actual published numbers set side by side.

Annual cost at 5 properties

We compare Coconut’s MTD filing tier — its cheapest tier that can actually file MTD for Income Tax — at its undiscounted list price, against our flat annual fee.

At 5 properties, Coconut costs £264 a year — against £40 a year with us, a saving of £224.

VAT status is not stated anywhere on the vendor's own pricing page.

Paying annually drops the effective rate to £129.99/yr (£10.83/mo equivalent) versus £263.88/yr at the undiscounted monthly rate (£21.99 x 12) — about 51% cheaper, the largest annual discount of the four approved vendors.

The property count in the heading above barely matters here, and that’s the point: Coconut’s fee doesn’t move whether you own one rental or fifty, so the figure shown is the same figure a first-time landlord and a ten-property portfolio would both see. We’ve kept the worked example at 5 properties purely so every page in this comparison set states its figures at the same count — for Coconut specifically, it would read identically at any number you typed in.

HMRC recognition

States on its own site, as a bulleted feature under the MTD filing tier, "HMRC recognised for MTD", and separately, "Best for sole traders and landlords who need HMRC-recognised MTD software for Income Tax."

Those are Coconut’s own words, taken from its own site, and — like every claim in this comparison set — we can’t check them against an official GOV.UK list, since the official GOV.UK list of MTD software was withdrawn in mid-2025 and nothing has directly replaced it. We’re passing on what Coconut states about itself, not independently confirming it. We haven’t launched yet, so we don’t carry any recognition status of our own to set against it, for or against.

What happens as you add properties

For once, this axis genuinely doesn’t separate the two of us: neither Coconut’s flat monthly fee nor our flat annual fee changes as a portfolio grows, so a landlord adding a sixth, a tenth or a twentieth property sees no difference in Coconut’s bill and no difference in ours either. Where the real difference sits instead is scope, not price movement — Coconut’s own copy names sole traders alongside landlords as who it’s built for, suggesting a broader bookkeeping remit than a portfolio built purely around rental properties, while a banded or overage vendor elsewhere in this comparison set would show a genuinely different shape on this exact axis.

What each tool actually does

Coconut’s own site names its audience as “sole traders and landlords”, which reads as general self-employment bookkeeping software that also handles rental income, not a tool built around a rental portfolio specifically. That’s a real difference in shape from a landlord-only product: if you’re only ever going to have rental income, a generalist tool may carry accounting concepts you don’t need. We’re built the other way round again: a single-purpose MTD filing tool for landlords specifically, with no sole-trader income categories, general self-employment expense types or non-property bookkeeping to wade through to get to the two things HMRC actually asks a landlord for.

Where Coconut is the better choice

Coconut’s own copy positions the MTD filing tier as best for “sole traders and landlords” together, not landlords alone — a genuine point in its favour if your income isn’t purely rental. A live, working product you can sign up for today, carrying its own HMRC-recognition claim, covers ground for a mixed sole-trader-and-landlord income picture that a landlord-only tool like ours, still pre-launch, doesn’t attempt to cover at all.

Which one to choose

Choose Coconut if you have sole-trader income sitting alongside your rental income and want one flat-fee tool that files for both, live today. Choose us if your income is purely rental, you want a landlord-specific tool rather than a general one, and you’re comfortable joining a waitlist rather than paying for software that already exists — and if HMRC recognition matters to you before we launch, Coconut already carries that claim and we currently don’t.
